Peel Proposes First Wirral Waters Phase

A planning application has been filed for Northbank East, which is the first stage of Peel's grand plans for a new development on the side of the Mersey opposite Liverpool called Wirral Waters.

The area is currently most famous for the u-534 submarine that was once on display there, but Peel hope this is about to change if they can get the go-ahead for their 1,700 home scheme that marks phase one of what is a very long-term masterplan.

The site lies on brownfield land between the Corn Warehouses and the Hydraulic Tower of Birkenhead's docks, a stretch of water that runs for over 1 and a half miles inland.

At the heart of the plans for this first phase is a 21-storey tower along with an attached lower-rise podium and double height retail units on the dock front.

Perhaps realising that the market is going through changes right now, and it might be a struggle to attract the usual crowd of young professionals who go for apartments in new-building schemes, Peel are aiming a substantial portion of Northbank East at families by including a number of three bedroomed units in the plans plus individual roof gardens for these apartments, although they may not be the best place to have a quick game of football.

Peel claim to be aiming for a similar formula to Hafencity in Hamburg, a huge development on abandoned docks but Northbank East does not have the cultural draws which that has of a major new concert hall to give the area kudos.

Proposing a building is one thing, coming up with a masterplan is another, but realising this on a Canary Wharf scale without an iconic landmark building, and then persuading people to live or work "out of the way" is another thing entirely. This will be the big challenge for Peel to overcome.
